For more than two decades, Patricia Chavez, CCIM, TACS, ABR, MRP, e-PRO® has helped clients make confident real estate decisions throughout San Antonio and the surrounding South Texas communities. A REALTOR® with Keller Williams Heritage and KW Commercial, Patricia has built her business largely through referrals from past clients, fellow REALTORS®, and professionals who value her experience, work ethic, straightforward communication, and ability to navigate even the most complicated transactions.

What distinguishes Patricia is the breadth of her real estate experience. She works across both Residential and Commercial Real Estate, representing buyers, sellers, investors, landlords and tenants. Whether helping a family purchase a home, advising an investor on an income-producing property, marketing a commercial building, negotiating a lease, or evaluating land and development opportunities, Patricia approaches each transaction with the same focus: understand the client’s objectives first, analyze the property carefully, and protect the client’s interests throughout the process.

Residential Real Estate

Patricia assists clients with home purchases and sales, relocation, investment properties, acreage and land throughout the San Antonio area and surrounding counties. Her Accredited Buyer’s Representative (ABR) and Military Relocation Professional (MRP) designations complement years of hands-on experience representing buyers and sellers through changing market conditions.

Her residential clients also benefit from something relatively uncommon in traditional residential brokerage: Patricia’s extensive commercial and investment background. She understands that a property is both a home and an asset, and she brings that broader perspective to pricing, negotiations, property evaluation and long-term decision making.

Commercial & Investment Real Estate

Patricia earned the prestigious CCIM (Certified Commercial Investment Member) designation in 2010 after completing advanced education and demonstrating proficiency in financial, market and investment analysis. She is also a Texas Accredited Commercial Specialist (TACS) and an active member of the San Antonio/South Texas CCIM community.

As a commercial practitioner, Patricia has represented buyers, sellers, investors, landlords and tenants across a wide variety of property types. Her experience includes multifamily and apartment properties, office buildings, industrial properties, warehouses and business parks, retail centers, restaurants, hotels, land and investment real estate.

While multifamily and investment properties have been an important part of her commercial practice, Patricia’s broad experience allows her to look beyond a single property category and help clients evaluate opportunities from both a real estate and investment perspective.

Patricia also understands property ownership personally. Her involvement in acquiring, improving and repositioning real estate gives her an owner’s perspective on renovation decisions, operating expenses, leasing, property value and long-term investment strategy. That experience helps her relate to clients who aren’t simply buying or selling a property — they’re making a business decision.

Some transactions are straightforward. Others involve difficult negotiations, property-condition concerns, financing issues, zoning or development considerations, multiple decision-makers, unusual property types or competing financial objectives.

Those are often the transactions where Patricia’s experience becomes most valuable.

Her approach combines detailed research, market knowledge, financial analysis, persistent follow-through and candid advice. She believes clients deserve more than someone who simply opens doors or processes paperwork. They deserve an advocate who understands the transaction, identifies potential problems early, explains the options clearly and helps them make an informed decision.

That philosophy has resulted in much of Patricia’s business coming from repeat clients, referrals and other real estate professionals who trust her to handle challenging transactions.

Serving San Antonio & South Texas

Based in San Antonio, Patricia serves clients throughout Bexar County and the surrounding South Texas counties, and travels farther when a client’s property or transaction requires it.

She is bilingual in English and Spanish, allowing her to work comfortably with a diverse range of local, relocating and investment clients.

Throughout her career, Patricia has also had the privilege of representing nonprofit organizations in significant real estate transactions, including Reaching Maximum Independence, the Heidi Search Center and the Down Syndrome Association of South Texas.

Community involvement has remained important to her as well, with support over the years for organizations including the San Antonio Public Library Foundation, Hope for the Future, San Antonio Food Bank, Morgan’s Wonderland, Elf Louise Christmas Project, Make-A-Wish and charitable initiatives supported by Keller Williams.
